Section 8 (S8) is a 50-year-old federal program that subsidizes rent for tenant participants. S8 will cover 60%-100% of the rent depending on the participants needs (disability, income level, family size, etc.). S8 pays above fair market rent (FMR) rates to incentivize landlord participation in the program. The monthly rent is guaranteed and has never been late or stopped for any reason or economical event (COVID, Government shutdowns, Administration Changes, etc.). Rents increase every year to remain above fair market rates. Nationally, there is relatively low housing supply versus high tenant demand, and it can take 10-15 years for a tenant applicant to be approved to join the section 8 program guaranteeing a pipeline of demand for years to come.
